What are Deed Restrictions?

Deed restrictions are written agreements that restrict, or limit the use or activities that may take place on property in a subdivision. These restrictions appear in the real property records of the county in which the property is located. They are private agreements and are binding upon every owner in a subdivision. All future owners become a party to these agreements when they purchase property in deed restricted areas.

The intent of Deed Restrictions are to maintain a ‘uniform’ appearance for a safe, clean, attractive neighborhood, to maintain curb appeal, and ultimately improve property values.

 
Deed Restrictions Enforcement
 
Help keep our neighborhood’s curb appeal looking good and our neighborhood enjoyable for all. If you see a violation of the Deed Restrictions or the rules, please report it by sending an email to enforcement@hamburghoa.com .
 
Due to continuing complaints, including but not limited to parking issues, noise complaints, unsightly and unkempt property and unapproved building improvements which go against the Shetlands HOA Deed Restrictions, the Shetlands HOA board approved to engage with Tamara Walters & Community Association Team as our property management company for the 2023 year. As part of this service, the company provides the Shetlands HOA semi-monthly drive-thru inspections to identify previous violations and to follow-up on previous violations for compliance.  These services also include the mailing of violation notices to owners, as well as the issuance of windshield tag violations for on-street parking violations such as excessive on-street parking, parking in the incorrect direction or blocking of sidewalks.
 
Please be advised that Board approval is required prior to the property manager's issuance of letters that contain fines.
